What Roof Soft Washing Does to Moss and Black Streaks
A soft-washed roof doesn't look finished the day the crew leaves, and that's normal. Here's what happens next.

Black streaks running down a roof are one of the most common things Richmond-area homeowners ask us about. Many people assume it's dirt, or soot, or a flaw in the shingles. It's usually none of those. It's a living organism, and it's quietly feeding on your roof.
Roof soft washing is the standard way to deal with it. It also surprises people, because the results don't show up all at once. If you understand what the treatment is doing, the timeline makes sense.
What those black streaks and green patches really are
The dark streaks are typically algae. They spread downhill with rainwater, which is why they run in lines from the ridge toward the gutters. On the shadier slopes, under overhanging oaks and pines, you'll often find moss as well: thick, green, cushiony clumps that sit in the gaps between shingles.
Virginia's humid summers, frequent rain and heavy tree cover create exactly the conditions these organisms like. A roof that stays damp and shaded is a roof that grows things.
Why moss is more than a cosmetic problem
Algae mostly affects how a roof looks. Moss is a different story. It holds moisture against the roof and works its way under shingle edges. Left alone, it can lift tabs and keep the surface wet long after a storm has passed.
That's a good reason not to wait until a roof looks bad. Cleaning it earlier is simpler than dealing with the consequences of letting it spread.
Why we never pressure wash a roof
Roofing materials aren't built to take a pressurized stream. On an asphalt roof, the surface granules protect the shingle from sun and weather. Hard spray can strip them off, and once they're gone, you can't put them back. Tile can crack, and a hard stream can push water up under the edges of metal panels and shingles.
That's why CEP cleans roofs with a low-pressure soft wash only, whether the roof is asphalt, tile or metal. The cleaning solution does the work. Pressure stays out of it.
What happens after the wash
Here's the part that catches people off guard. A soft wash kills the moss and algae, but it doesn't scrub them off. The treated growth dies in place, then needs time and water to let go of the roof.
One of our customers described it well in a review: dead moss takes about 5 to 7 days and a soaking rain to rinse off. That matches what we tell people. A day or two after the visit, the roof may look much the same, or even a bit patchy. That's the treatment working.
- Day of the wash: the solution is applied at low pressure and the roof is rinsed.
- First few days: algae streaks typically start to fade, and moss begins to brown and shrivel.
- Around days 5 to 7: dead moss loosens and starts to release from the surface.
- After a good soaking rain: the remaining dead growth rinses away and the roof looks clean.
Weather decides the exact schedule. A dry week means the dead moss stays put until rain comes. A heavy storm can speed it up.
What you can do while you wait
- Don't climb up and scrape or brush the moss off. Pulling at it can lift shingles and loosen granules.
- Don't hose it down from a ladder either. Rain does that job gently.
- If you've got planters or garden beds below the roofline, ask the crew about protecting them before the visit.
- Give it a full week or two of normal weather before you judge the result.
Patience pays off here, and it's worth knowing the timeline before you call to say the moss is still there. A roof that has been growing algae for years isn't going to look brand new in an afternoon, but given a week and a good rain, the difference is usually plain from the street.
If a patch still looks stubborn after a couple of rains, tell us. That's what the roof cleaning warranty and our satisfaction promise are for.
